Resumo

The rehabilitation of existing public buildings represents one of the greatest contemporary challenges in Civil Engineering, particularly when associated with the need to reconcile technical performance, operational continuity, institutional safety, and sustainability. In this context, Building Information Modeling (BIM), combined with integrated project management, constitutes a strategic approach for structuring technical information, reducing uncertainties, and improving retrofit processes.

This article presents a case study of the Oscar Dias Corrêa Building, Headquarters III of the Federal Regional Court of the 6th Region (TRF6), located in Belo Horizonte, Minas Gerais, Brazil. The study focuses on the application of BIM as a tool to support technical diagnosis, multidisciplinary coordination, and intervention planning in a highly complex public building.

The results demonstrate significant improvements in the consolidation of dispersed technical information, the identification and organization of building pathologies, the integration of multiple engineering disciplines, and the traceability of technical decision-making processes. Furthermore, the study highlights increased project predictability and enhanced information governance within an institutional environment. It is concluded that the integration of BIM and project management constitutes an essential approach for retrofit projects involving public buildings, promoting greater technical efficiency, sustainability, and reliability in engineering decision-making.
